The net sheet, before a list price
A Marlboro or Monroe seller sees estimated proceeds, line by line, before choosing a list price. The sheet is a model, not a promise.
A net sheet sets estimated selling costs against a price you choose. It shows what you might keep. It is a model of the proceeds. It is not a promise of a result.
That is step one of the Numbers-First Sale, before a pricing model, before prep, and before a listing page. The same order is used for a sale in Marlboro, Morganville or Monroe Township.
Send the address on the home-value form. The reply is a net sheet and a pricing range from recorded sales near the house, usually within one business day. There is no obligation.
This note is the site version of the Numbers-First series.
