A price from recorded sales, written down
The pricing model uses recorded sales near the house, with size, condition and time written down. No town-wide pace is claimed on this page.
The pricing model is step two. Sales near the house are listed with the size, condition and time adjustments written down. You see the same records used to suggest a list price.
This page does not say the market is fast or slow. A pace, a median or a days-on-market figure for a whole town is published only with a source and a date. None is attached here.
Prep comes after that model, and only where the cost is supported by those sales. Work that does not change the proceeds can wait.
